Doubt he'll get the asking price. You could get a similar property with land that will not be built on by developers in North Yorkshire.

Most Nunthorpe gaffs are well under 500k. A few are 1millionish.

The views will be impaired shortly as a developer owns the land to the south of it and there's too many lesser properties to the east and north of it.

Not my cuppa but all the same a lovely gaff.

Love the gazette comments on any swanky gaff.

Hope he makes a full recovery and good to see him on the mend in recent sm.

IMHO it's worth 75 to 80% of the asking price as no matter what you do to a property there's a limit to what folk will pay in any given area. Ultimately it's worth what someone will pay.

Spot on, every area has a price ceiling, to buy above it means going to an area where similar priced houses are.my mate has just bought and developed a bungalow in nunthorpe, he has spent over £280'000 but the other bungalows are around £240'000 so that's all it's worth to a buyer.

Rightmove:

7 bed with no pool is on for £2.25m

4 bed on half an acre is on for £850k

So.. 2 of those would be £1.7k

another £700k for a pool and over half an acre of land...
